Injured Swans

Contact Rowley (0438 823 100, 6am - 9pm, 7 days) for rescue of all Pelicans and Swans.
Other species of birds ONLY if they are fish hooked, fishing line entangled or entangled in some other material.

Snakes!

Here at Montego Residences, we are fortunate to adjoin the Coombabah Wetlands which allows us to enjoy many Australian wildlife species. All Australian native wildlife is protected.

Some residents have expressed concern on seeing snakes on their Lot or on Common Property.

How To Make Your Property Less Attractive For Snakes
Do not purchase snake deterrents Snake deterrent devices and any other substance or device claiming to deter snakes do not work.
Keep your grass clipped short
Snakes like to bask and hide in thick vegetation. Keeping grass clipped short will limit basking areas and give higher visibility.

Limit natural ground shelters
Limiting natural ground shelter for snakes, such as leaf litter and fallen branches/logs will limit shelter opportunities on your property.
Limit leaving food outside
Food sources outside are a great attractor for vermin, one of the primary food sources for many snake species. Less food outdoors means less vermin.Snakes are an inevitable part of Australian life, and even if we do our best, we may still encounter them.
Remember - Give them space, admire from afar, and let them move on!

With the expected warmer weather can you help with watering the common property gardens at your Lot.

Solar panels

Do your solar panels need a clean - dirty solar panels may cause reduction in power output due to accumulation of dirt, dust or other debris on their surface.

Air conditioners 

Regular cleaning will keep your unit running smoothly. Cleaning your air conditioner unit will help you and your family breathe cleaner and safer air in your home. After prolonged use, air conditioning systems become contaminated with fungi, mould, bacteria, pet dander and more.

Rules Regarding Parking Outside of Garages

With reference to Montego Residences By-Law 22 - Vehicles, the following information clarifies the by-law further. 

1.  Every unit in Montego Residences has a two vehicle garage.

2.  Residents must use this garage as a first option for parking.

3.  Using one or more of the garage spaces for other than vehicle parking does not then allow parking on the apron outside of the garage door as an option.

4.  Parking on the apron outside of the garage door is permitted only as follows:

          a. If there are two vehicles already parked in the garage and the unit residents                       have more than two vehicles.

         b. Parking on the apron does not extend over the footpath or the kerb gutter

5.  The following uses are not permitted:

          a. Using the apron outside of the garage doors to park Campervans or Caravans. 

          b. Residents using the visitor parking spaces located along the road boundaries as               overflow parking for their vehicles.

6.  If there are not enough spaces to park unit residents' vehicles following the above, then those residents must make other arrangements for parking- generally outside of Montego Residences property.

Common Property, Exclusive Use Common Property - Your Rights and Responsibilities for Both

Common Property is outside the boundary of your house eg: driveway, gardens, pavement. 

You are not responsible for any Common Property including the garden and the driveway outside your boundary.  

While many residents look after the Common Property gardens in front of their homes, it is Common Property.

Owners who wish to change what is there, including planting, paving and mulch are required to put in a Maintenance Request Form to the Resident Manager or an Application for Improvement to Common Property to the committee.

Exclusive Use Common Property is outside the boundary of your house but enclosed eg, courtyard, fencing, decking, paving, retaining walls, trees etc. 

You are responsible for the paving and planting inside your courtyard and for the decking and balustrades. You are not responsible for structural elements eg: joists and beams beneath decking.  

If you wish to make changes to anything to do with Exclusive Use Common Property you are required to submit an Application for Improvement to the committee.

Feeding Of Birds and Swans

Bread has little nutritional value for ducks and swans. When fed in large quantities, it can cause dietary problems and affect cygnets and ducklings growth. Grains such as cracked corn, barley, oats, birdseed, peas, and corn kernels are suitable for ducks. Vegetable matter, such as chopped up lettuce, cabbage, spinach and kale leaves provide a tasty and nutritious treat for swans. Potato and carrot peelings, corn kernels and cut up apples and grapes will also be keenly eaten.

Please do not feed pigeons. Feeding pigeons encourages the pigeons to stay in the area, which means that they then start to nest in the walls and ceilings of our buildings causing considerable problems to all.
