WELCOME TO THE MONTEGO RESIDENCES

We hope you enjoy living here. Here is some information to help you settle into our community. 

This Montego website has a wealth of information including by-laws, maintenance forms and recommended tradesmen.

Our resident Caretaker is Grant Huston in Unit 1. He can be contacted on

Give Grant your mobile phone number so he can include you in text alerts and programme your phone to open the front gate. Up to 3 mobile phones can be programmed for each unit.

Visitors can gain access by following the directions on the keyboard at the vehicular gate which will ring your mobile and when you answer, press the number one key (1) on your keypad to open the gate. .

The pedestrian gate is opened by key or fob. 

Please observe the Speed Limit of 15kms throughout the complex. There are quite a few small children living here, who may run out from their home onto the road without warning. 

Residents must park firstly, in their garages, and if not possible, then only on your driveways, not in visitor carparks or across footpaths. 

Access to the wetlands is by the gate near the Caretaker's shed by purchasing a key with a refundable deposit from the Body Corporate Committee. Please note that dogs cannot be taken into the wetlands. Please ensure that the gate is closed securely.

Our pools are maintained by the Caretaker. Pool hours are strictly 7am to 10pm. Pool rules are displayed at each pool. Please be mindful of residents living near the pools. 

BBQ areas [not pool areas] can be booked for private events, maximum of 3 hours, but not on Public Holidays. Check with Grant for availability.

Lake Rules. No swimming (covenant over the scheme land). Non-motorised activities are allowed, kayaks, paddle boards etc. and fishing with attended lines. 

Wildlife. Please do not feed the pigeons as they are a pest and a health hazard. Birds including kookaburras, magpies and butcher birds should not be fed anything by humans, it discourages them from foraging and leads to deformities in their beaks. Please do not feed the swans bread, only lettuce or greens, they do not need feeding as there is plenty of nutrients in the lake for them, but are social animals and will come by calling for food. 

Bin day is Monday, bins can go out Sunday evening and must be bought in after they have been emptied. Green waste and recycles are alternate weeks. Bins must not be left on driveways. 

Dog owners please keep your dog on a leash and under control at all times and ensure you pick up after it. See the Gold Coast City Council for off leash parks and beaches. Cats are not allowed to be kept in the complex (covenant over the scheme).

Our sewerage system will only cope with human waste and toilet tissue, please do not dispose of paper towels, sanitary items, wipes, nappies, condoms or any other waste in the toilets. 

Living in a Body Corporate environment means there are things you cannot do. Anything that alters the appearance of the buildings, gardens, driveways, windows and fences must be approved by the Committee. If you are unsure, please ask Grant. 

Maintenance Concerns. Owners need to fill out a Maintenance Request form available from Grant or the website. Tenants should contact their letting agent. 

Improvements to the outside of your property requires an application to the Body Corporate Committee through ERNST at Goldcoast@ebcm.com.au This includes your exclusive use (common property) courtyards. The committee can only consider applications with a cost of under $3000 including GST. (Solar and outdoor blinds are exceptions but still require an application). All other improvements must be presented to a General Meeting of the Body Corporate to be voted on by all owners. 

There is a Gardening Group for those of you who would like to assist the caretaker to maintain the gardens. Details can be obtained from the Caretaker or Committee members 

Community Drinks are held every last Friday of the month at the lap pool. BYO plate and drinks. It’s a great opportunity to meet people in the complex.

You and every other owner are the Body Corporate. The role of a Body Corporate in Queensland is to administer Common Property and Body Corporate assets for the benefit of all of the owners, and to undertake functions required under Body Corporate legislation. Each year at the Annual General Meeting (AGM) you elect 7 members to form a committee to attend to these functions. The committee are all volunteers.

Montego Body Corporate employs ERNST for the financial and secretarial functions and the caretaker Grant Huston for day-to-day management of all Common Property. ERNST BODY CORPORATE are our Body Corporate managers.
